San Carlos Home Maintenance: The 5 Most Common Issues We See

After conducting home watch inspections across San Carlos and the surrounding Guaymas area, certain problems come up again and again. These aren't random — they're predictable consequences of the local climate, the construction styles common in the area, and the reality of homes that sit vacant for months at a time.

Here are the five issues we document most frequently, what causes them, and what you can do to reduce your risk.

1. AC Failure and Resulting Humidity Damage

This is the most consequential issue we see, and it's almost always preventable. San Carlos summer temperatures regularly exceed 110°F. When an AC unit fails in a closed-up home, interior temperatures can reach 130°F or higher. At those temperatures, wood warps, electronics are damaged, and humidity levels spike — creating ideal conditions for mold growth.

The problem compounds quickly. A unit that fails in June may not be discovered until October. By then, what started as a mechanical failure has become a mold remediation project.

What to do: Service your AC unit before the season. Set it to a minimum temperature (85–88°F) rather than turning it off. Have a home watch service check that it's operating on every visit.

2. Plumbing Leaks and Water Intrusion

Plumbing failures are the second most common issue we document. The causes vary: heat expansion and contraction stresses fittings and connections, water pressure fluctuations in the local supply system cause stress on older pipes, and seals that were fine when you left can fail over a long absence.

Roof leaks are a related issue — particularly after monsoon rains. A small roof penetration that was manageable during dry season can allow significant water intrusion during a heavy rain event.

What to do: Turn off the main water supply at the meter if you'll be away for more than a few weeks. Have your roof inspected before hurricane season. Regular home watch inspections catch early signs of water intrusion before they become major damage.

3. Pest Infestations

Vacant homes are attractive to pests. In San Carlos, the most common unwanted visitors are scorpions, wasps (particularly paper wasps that build nests in protected areas), rodents, and occasionally snakes. Termites are also a concern in certain construction types.

Pest problems that are caught early are typically minor. A wasp nest found during a monthly inspection is a quick removal. A rodent infestation discovered after six months of vacancy can involve significant damage to wiring, insulation, and stored items.

4. Pool Equipment Failures

5. Security Issues

The presence of a regular, documented home watch service is itself a deterrent. A home that is visibly being checked regularly is a less attractive target than one that appears abandoned.

What to do: Ensure all access points are properly secured before you leave. Consider a monitored alarm system. Regular home watch visits provide both deterrence and early detection.

The Common Thread

Every one of these issues is significantly more expensive to address when discovered late. A failed AC unit found after one week costs a service call.
